Tiverton-Little Compton Home of the Week: 22 Ellsworth Dr.

Waterfront, serenity and grace are the first words that come to mind when viewing this magnificent estate.

This waterfront compound within Ocean View Estates is nothing short of spectacular. It rests peacefully at the end of a quiet cul-de-sac with sweeping views of Quicksand Pond, Goosewing Beach and protected conservation land. The property was built in 1996 by Dennis Talbot with heavy significance in the design to incorporate custom touches and utilize premium materials. The project was incredibly successful.

The home boasts 4,377 square feet of living space throughout three finished levels, with a blueprint with primarily one thing in mind: cater to the breathtaking views. In addition to the four bedrooms, this magnificent house includes a living room and dining area, eat-in kitchen, den, recreation room and a great room. It also includes two fireplaces and numerous structural enhancements with exposed beams, a multitude of oversized windows, hardwood floors and a fluid floor plan to compliment its coastal landscape. It also contains a third floor observation tower with panoramic views that extend as far as Cutty Hunk.

The outdoor scenery is just as impressive as its interior with an oversized patio shielded by a strapping stone wall, manicured gardens, lovely plantings, lush grounds and a path leading to the water. This picturesque setting is enhanced with the scenic coastal backdrop that provides four pictorial seasons of photographic memories.

In addition, the property provides accessories, such as a cedar closet, central air conditioning, a dry bar, ceramic and pine floors, wall-to-wall carpeting, a satellite dish and an alarm system.

This property is located on almost three acres of land and will provide its new owners not only with luxury accommodations, but a private estate to experience a lifestyle most people only dream about.

gee funny they never tell you what the taxes are on a palace like that?
Dan D September 22, 2012 at 04:17 PM
taxes are easy to figure out. In little compton, the tax rate is about $8 per thousand per year. So you divide by 1000 from the value and then multiply by the tax rate. In this case it would be 3290 x 8 = 26000 and change.

Taxes are based on the assessed value. The property will probably sell in the 2.7-2.8 range. Current taxes are $15.4K and are based on a 2011 assessment of 2.9M. But don't forget, Little Compton has the LCAT, or the "entrance fee." That's an additional $100K+ on the sale proceeds. The LCAT made me feel a little better about the taxes in Tiverton :)

Actually, Dan D ... the Little Compton tax rate is $5.38 per thousand.
